Three management models exist in India. Each has a clear use case.
Revenue share (15–30%)
You keep ownership of revenue and pay a share of it. Best when you want upside and trust the manager's pricing chops.
Fixed rent (guaranteed monthly)
Manager pays you a fixed amount and keeps the upside. Best when you want zero variance and zero involvement.
Hybrid (base + share)
A floor of guaranteed rent plus a share of revenue above the floor. Most popular among our owners — and what we usually recommend.
